Tree Roots in Drains Kingswood | Signs, Cutting or Relining
Tree roots cracking drains across Kingswood and South Gloucestershire? Here's how roots get in, the warning signs, and when to cut versus reline.
The older the street, the bigger the trees. And the bigger the trees, the more likely you've got roots working their way into your drainage.
Across BS15 and the surrounding postcodes, we pull root masses out of drains regularly. Staple Hill, Mangotsfield, Hanham, Two Mile Hill, the older parts of Warmley and Downend. Mature limes, sycamores, willows, oaks planted when the housing was built forty or fifty years ago. Those root systems don't sit still. They follow moisture, and your drain is the most reliable source of moisture on your property.
This post covers how it happens, what you'll notice before it becomes a crisis, which streets and areas carry the highest risk, and how we decide between cutting roots out and relining the pipe entirely.
How Roots Actually Get Into a Drain
Roots don't smash through solid pipe. They don't need to. They find the gaps that are already there.
Even a well-laid drain has joints every metre or so, where pipe sections connect. Over time, ground movement, frost cycles, the weight of vehicles, the slow settlement of fill material, all of that works on those joints. A hairline gap forms. Inside the pipe it's warm and humid. Outside the pipe, in dry summer soil, the roots are searching. They sense the vapour leaking from that joint and they grow towards it.
Once a fine root tip enters the joint, it finds exactly what it needs and starts to branch. It doesn't take long. A few seasons and that hairline gap has a root mass the width of a fist working through it, forcing the joint wider as it grows. Now you've got an infiltration point, a partial blockage, and grit and sediment catching on the roots and building up behind them.
Clay pipe is the most vulnerable. It's what most pre-1980s housing in Kingswood was drained with, and the joints are push-fit or collar-jointed, not welded. The pipe itself is hard and durable. The joint is the weak point. Older concrete pipes have the same problem. Modern uPVC with rubber-ring joints is more resistant, but not immune, particularly if the pipe has been disturbed or a joint has pulled apart slightly due to ground movement.
Willows are the worst offenders by some distance. They've evolved to find water in dry conditions. If you've got a willow within twenty metres of your drain run, it's a question of when, not if. Poplars are nearly as aggressive. Sycamores, oaks and limes are slower but their root systems are enormous by the time the tree is mature, and an enormous root system covers a lot of ground.
Tell-Tale Signs You've Got a Root Problem
None of these signs is root-specific on its own. All of them together, especially on an older property with large trees nearby, should have you picking up the phone.
Slow drainage that keeps coming back. You clear a blockage, things run freely for a few weeks, then it slows again. Classic partial root blockage. The root mass acts like a sieve, catching paper and fat and building a secondary blockage on top of itself.
Gurgling from the toilet or basin when you run water elsewhere. This is a partial blockage downstream causing back-pressure. Roots restrict flow without stopping it entirely, and you'll hear the symptoms at the fixtures furthest from the soil stack.
Wet patches in the garden on a dry day. If the ground above your drain run is inexplicably soggy, you've likely got a breached pipe. Roots that have forced a joint open let water out as well as letting themselves in. In summer especially, a green stripe of lush grass over a broken pipe is a reliable indicator.
Multiple fixtures draining slowly at once. A blocked trap under a single sink is isolated. When the sink, bath and toilet are all sluggish, the problem is on the shared run, and on an old estate it's worth checking for roots before assuming grease or wipes.
Subsidence or depression in paving above the drain. If the pipe has been badly fractured and is partly collapsed, soil migrates into it. The ground above sinks. You'll see it as a dip in a path or driveway, a slab that's dropped slightly, or cracking in a block-paved area following the line of the drain.
A blockage that a plunger won't shift at all. If you're getting zero movement despite proper technique, you're not dealing with a soft blockage. Roots, solid grease build-up or a structural collapse are all possibilities, and you need a camera in the pipe to know which.
The Higher-Risk Streets and Areas Around Kingswood
I'm not going to pretend every postcode is equal here. Some areas carry meaningfully higher risk based on tree canopy, age of drainage infrastructure and ground conditions.
Hanham and Mount Hill. The roads around Hanham Woods and the valley runs near the River Avon have mature tree cover on and alongside properties. Deep-rooted trees, older clay drain runs, and the kind of ground movement you get near watercourses. Root calls from here are common.
Staple Hill and Mangotsfield. Housing stock from the 1930s through 1960s, substantial street trees along the main roads and many gardens with mature ornamental trees. We see a lot of root ingress on the longer drain runs from the back of these properties to the road.
Soundwell and Cadbury Heath. Mix of post-war and 1970s housing. Some tree-lined closes where the roots from street trees run directly below the footway drain connections. Cadbury Heath in particular has some large established garden trees on the plots.
Warmley and Oldland Common. The older parts of these villages, around Warmley Hill and the conservation areas, have mature limes and chestnuts that pre-date the surrounding housing. Underground root systems are extensive.
Downend and Longwell Green. Some of the larger detached properties here have mature willows or poplars planted as feature trees in the 1970s and 1980s. Those trees are now forty years old. Willows at forty years have root systems that extend well beyond the property boundary.
If you're in Pucklechurch, Wick or the rural edge of BS30, you're more likely dealing with agricultural ground movement and older infrastructure than street trees specifically, but large garden trees and hedge root systems create the same problem.
What a CCTV Survey Actually Tells You
Before anyone recommends cutting or relining, you need to know what you're dealing with. Guessing is expensive.
A CCTV drain survey sends a camera through the pipe and records it. You get footage showing the precise location of root ingress, how dense the root mass is, the condition of the joints either side of it, whether the pipe is cracked or just infiltrated, and what the flow looks like downstream. All of that determines the right fix.
Light root ingress at a single joint on an otherwise intact pipe is a different job to a pipe that's half-collapsed with root masses at three or four points along the run. One of those is a cutting job. The other is a relining job, or possibly an excavation and replacement depending on depth and access.
If you've had repeat blockages and you haven't had a camera in the pipe, you're spending money clearing symptoms without knowing the cause. The survey removes the guesswork.
Root Cutting: When It's the Right Call
High-pressure water jetting with a root-cutting nozzle is the first-line treatment for root infiltration. The jetter runs at high pressure and the rotating cutting head shreds root material. Combined with the water pressure, it clears the pipe back to a workable bore.
Cutting is the right call when:
- The CCTV shows root ingress at one or two joints but the pipe is structurally intact around those joints
- The root mass is soft and recent rather than dense and established
- The joints are infiltrated but not significantly displaced
- Budget is a genuine constraint and the structural condition doesn't demand relining yet
The honest caveat: cutting is not a permanent fix if the joint remains open. Roots grow back. How quickly depends on the species and the season, but if you cut without sealing the entry point, you'll be back in two to three years doing it again. That's not a reason not to cut. Sometimes it's the appropriate maintenance cycle for a low-risk drain. But you should go in clear-eyed about it.
Drain Relining: When Cutting Isn't Enough
Relining is the long-term answer when the pipe structure has been compromised. A cured-in-place liner is introduced into the pipe, inflated against the pipe wall, and cured to form a new pipe within the old one. It seals every joint along the lined section. Roots have nowhere to re-enter.
Relining makes more sense than cutting when:
- Multiple joints are infiltrated along the same run
- The CCTV shows cracking or displacement at the affected joints, not just infiltration
- You've had the pipe cut before and roots have returned within two to three years
- The pipe is under a structure, a driveway, a patio, or close to a building foundation, making excavation expensive or disruptive
- The tree causing the problem isn't going to be removed, meaning the root pressure will continue indefinitely
Relining is more expensive upfront than a cutting job. But if you're paying for repeat call-outs every two years, the maths shifts quickly. Our remedial work, including relining, carries a 20-year guarantee. A clearing job doesn't, because there's nothing structural to warrant it.
Root Cutting vs Relining: A Rough Decision Framework
Here's how I'd talk through it with a homeowner.
If the CCTV shows clean pipe with a single root infiltration point and the joint isn't displaced, start with cutting and jetting. Book a re-survey in twelve months. If it's clean, you're on a maintenance cycle. If roots are back heavily, talk about relining that section.
If the CCTV shows multiple infiltration points, cracking, or any pipe deformation, go straight to a relining quote. Cutting will give you temporary relief but won't stop the structural deterioration.
If you've got a willow within fifteen metres of the drain and you're not removing it, reline. You're not winning a long-term arms race with a willow by jetting every couple of years.
If the drain is accessible at both ends and the run is short, excavation and replacement of the affected section is sometimes cheaper than relining. It depends on depth, access, and surface reinstatement. We'll tell you honestly which way the numbers go.
One Thing Worth Doing Right Now
Walk your garden and note every tree or substantial shrub within five metres of where your drain runs. If you don't know the drain route, it broadly follows the line from the soil stack at the back of the house to the manhole at the front or side. Note any trees beyond that, particularly willows, poplars or established sycamores, within twenty metres.
