Blocked Drains Two Mile Hill | Why They Keep Coming Back
If your drain in Two Mile Hill or New Cheltenham blocks every few months, rodding isn't fixing it. Here's what's really going on and how to stop it.
If you've had a drain cleared once, then again six months later, then again after that, you're not unlucky. You've got an underlying problem that rodding alone will never fix.
Two Mile Hill and New Cheltenham come up again and again in our call logs. Not because residents do anything wrong, but because of what's under those streets.
Why these streets block repeatedly
A lot of the housing stock in Two Mile Hill and the New Cheltenham estate dates from the 1950s and 60s. The clay and pitch-fibre pipes installed back then are well past their design life. Pitch-fibre, in particular, goes soft and deforms over time, collapsing inward and creating a lip where grease, wipes and debris catch and build up. Clay joints crack and shift as ground moves around them, leaving gaps where tree roots push in.
Add the fact that some of these roads sit on a gentle slope toward the valley, and any misaligned joint becomes a collection point for sediment. You rod it clear, it builds up again. You rod it clear again. You're treating the symptom, not the cause.
A job from earlier this year
A homeowner on a terrace off Two Mile Hill called us after their ground-floor toilet had backed up for the third time in eighteen months. The previous two callouts had been with different companies, both of whom had rodded and left. Same result each time.
We ran a CCTV survey down the line before touching anything. The camera found two things: a section of pitch-fibre pipe that had deformed to roughly sixty percent of its original diameter, and a root mass from a street tree pushing through a joint about four metres further along. Neither of those shows up to a rod. A rod just punches a hole through the debris and carries on.
We cleared the root intrusion with a high-pressure water jet and a cutting head, then relined the deformed section. No excavation needed. That relining carries a 20-year guarantee on the repair itself.
The drain has been clear since. More to the point, the homeowner isn't getting the call at 7 p.m. on a Sunday anymore.
Rodding vs permanent fix: a quick comparison
| Rodding / clearance | CCTV survey + repair | |
|---|---|---|
| Fixes the blockage today | Yes | Yes |
| Finds the cause | No | Yes |
| Stops repeat blockages | Unlikely | Yes, if cause is structural |
| Guarantee available | No | 20 years on remedial work |
| Disruption | Minimal | Minimal (no-dig lining) |
| Cost over five years | Adds up fast | One-off |
What to do if yours keeps coming back
- Keep a note of when each blockage happened. Three or more in two years is a pattern worth investigating.
- Ask the next engineer whether they're going to survey the line or just clear it. If it's just a clearance, that's your answer.
- A CCTV survey takes around an hour and shows exactly what's there. You can watch the footage yourself.
- If there's a shared lateral running under the garden, check with your neighbours. Repeat problems often affect more than one property on the same run.
There's no shame in having had it cleared twice already. Most people don't know there's a difference between clearing a drain and fixing one. Now you do.
